Build Your Brighton Home from the Ground Up: The New Presale Process

For the past several years, Brighton has primarily offered spec homes — beautifully designed homes already under construction or move-in ready. But for buyers who want to personalize their home from the very beginning, we’re excited to announce that presales are now part of our product offering again!

With a presale, you can select your favorite Brighton floor plan, choose your homesite, and make design selections that reflect your lifestyle — all while enjoying the same high-quality construction and support our homeowners know and love.

Here’s what to expect when you begin your Brighton presale journey:

1. Meet with a New Home Specialist

Your journey starts with a conversation. Our New Home Specialists will guide you through the available communities, floor plans, and compatible lots to help you find the perfect match. This is where you’ll also choose your design direction — either the Select Package or the Signature Package.

2. Choose Your Plan, Lot, and Design Package

Once you’ve found your ideal lot and home plan, it’s time to decide how personalized you’d like your home to be:

  • Select Package – Begin with the basics and add only the upgrades you value and that fit your budget. Choose the designer-curated color packages that best fit your style.
  • Signature Package – Enjoy a designer-selected collection of elevated features and finishes and make your color and finish selections under the guidance of our design team.

Your New Home Specialist will provide details and pricing to help you make the best decision for your vision and budget.

3. Go Under Contract

Your contract will be submitted for processing based on your lot, floor plan and whether you choose to start with a Select or Signature package. Once Brighton accepts your offer, you’ll officially be under contract — the exciting first step toward building your dream home!

4. Make Your Design Selections

Whether you’ve opted for the Select Package or Signature Package, you’ll have an opportunity to work directly with Brighton’s Interior Designer and Project Coordinator to finalize your choices. Before those meetings begin, a small portion of your earnest money (1% of the base price and lot premium) is due.

After your design meetings are complete, the remaining earnest money (totaling 2% of your purchase price) will be collected.

Note: Any non-standard upgrades require full payment upfront and are non-refundable.

If you choose the upgraded Signature Package and one of our designer-curated, pre-selected color packages, you can skip the design meetings. In this case your 2% earnest money will be due at contract and we’ll get straight to work on your dream home.

5. Pre-Construction & Permit Phase

Next comes the Pre-Construction Meeting, where you’ll review your selections, plans, and construction expectations with our Design Team, VP of Construction, and Project Coordinator.

Once everything is approved, Brighton prepares your plans for permit submittal. When the permit is pulled, construction officially begins!

6. Construction Begins

With your home design finalized and permits approved, the real fun begins — watching your home take shape. You’ll receive your construction schedule, outlining key milestones and walk-through dates so you know what to expect each step of the way.

7. Walk-Throughs and Closing

Throughout construction, you’ll be invited to several important meetings — including the Rough Walk, Progress Walk, New Home Orientation, and New Home Presentation — before celebrating your Closing Day and moving into your brand-new Brighton home.
